Country Club of Spartanburg

Reroofing a Landmark Without Disrupting the Member Experience

The Country Club of Spartanburg is one of the Upstate's most established private clubs; a place where members expect a certain standard in every detail, from the course conditions to the dining room to the quiet confidence that the building itself is maintained at the highest level. When the club's leadership determined that the clubhouse roof system had reached the end of its serviceable life, the project they faced was not simply a roofing job. It was a complex operational challenge layered on top of a significant construction scope.

The clubhouse roof included both steep-slope shingle sections and multiple flat roof areas, each protecting critical interior spaces including the kitchen, formal dining areas, and other high-use zones. Valley metal and apron metal throughout the shingle sections had deteriorated alongside the shingles themselves. Edge metal on the flat roof sections required full replacement. The tie-in points where shingle roofs met flat roofs were positioned directly over the club's most important operational areas. A failure at any one of those transitions could mean water intrusion directly into spaces that serve members daily.

Beyond the technical scope, the scheduling constraints were unlike a typical commercial reroofing project. The club operates on a calendar driven by member activities: luncheons, golf tournaments, pool events, private functions, and holiday weekends. No work could take place on Fridays, Saturdays, or Sundays. Every workday had to be planned around the club's event schedule to avoid excessive noise, debris, safety exposure, or any disruption that would compromise the member experience. The club needed the project completed as quickly as possible, but never at the expense of its operations or its members' comfort and safety.

This was a project that required more than roofing skill. It required a consultative partner who could coordinate construction logistics around a living, active facility with the same care the club applies to everything it does.

Premium Materials, Expert Execution

Cannon Roofing specified two premium roofing systems to address the full scope of the Country Club's needs. For the steep-slope shingle sections, the team installed CertainTeed Landmark Moire Black shingles sourced through Mid Atlantic Roofing Supply. CertainTeed Landmark is an architectural-grade shingle line recognized across the industry for durability, wind resistance, and a refined aesthetic profile that suits the character of a building like the Country Club of Spartanburg. The Moire Black colorway was selected to complement the club's existing architecture and deliver a clean, distinguished appearance consistent with the property's standards.

For the flat roof sections, Cannon installed Johns Manville 60 mil PVC membrane sourced through MARS. JM's PVC systems are engineered for long-term performance on commercial and institutional flat roofs, offering superior resistance to chemicals, UV exposure, and ponding water. The 60 mil thickness provides the durability required for areas subject to foot traffic during future maintenance and mechanical servicing. All associated edge metal on the flat roof sections was replaced to ensure watertight terminations and a finished appearance.

The most technically demanding elements of the project were the multiple shingle-to-flat-roof tie-in transitions, particularly those positioned directly above the club's kitchen and dining areas. These transitions are among the most failure-prone details on any mixed-roof system, and Cannon's crew executed each one with the precision that comes from 75 years of experience across virtually every roof type and building condition in the Spartanburg region. All valley metal and apron metal on the shingle sections was replaced as part of the complete reroofing scope.

A Complete Roof System on the Club's Terms

The Country Club of Spartanburg received a fully replaced roof system—every shingle section, every flat roof area, all valley and apron metal, and all flat roof edge metal—completed within the accelerated timeline the club required and without a single disruption to member activities, events, or daily operations.

The new shingles deliver a refined, cohesive appearance across the club's steep-slope roof lines, restoring the building's exterior presence to a standard consistent with the club's reputation. The flat roof sections provide long-term, low-maintenance protection over the club's most operationally critical interior spaces, including the kitchen and dining areas where the shingle-to-flat transitions demanded the highest level of craftsmanship.

Perhaps most importantly, the project demonstrated what becomes possible when a facility works with a consultative roofing partner rather than simply hiring a contractor. The daily communication cadence, the willingness to adapt scheduling around club events in real time, and the commitment to maintaining a safe and clean environment throughout the project are not standard operating procedure in the roofing industry. They are the Cannon Difference and what make Cannon Roofing the right partner for facilities where the stakes extend well beyond the roof itself.

The relationship established during this project positions Cannon Roofing as the Country Club's ongoing roofing partner for future maintenance, inspections, and any service needs that arise across the new roof system's life span. This is how Cannon builds long-term relationships: by earning trust through performance, not promises.
